Project:72 Social and Private Apartments, with Basement Car Park and Commercial Unit at Ground Level

Services provided: land purchase appraisal, construction budget, tendering work packages, cost reporting, subcontract account management and contract administration

With a deadline for the commercial unit grand opening time was of essence. Groundworkers and concrete frame subcontractors were appointed on a 2 stage tender basis before completion of working drawings. A timber framed structure from 1st floor level meant manufacture of the timber frame was ongoing while the concrete framed basement and ground floor were under construction. Other trades were able to gain access to the lower timber frame to start work while upper floors of the frame were being erected. Careful contract documentation of trade scope of works reduced claims for extra costs. Detailed cost reporting kept company directors informed to enable timely decisions to be taken.



Project: 22,000ft2 industrial warehouse

Services: Provided:budget costs, construction budgets, procurement advice, tendering work packages, material scheduling and purchasing, contract administration.

Using an in house architect to planning approval stage the remainder of the project was procured under a design and build route. This provided a “one stop shop” for the building shell, minimising coordination requirements by the client and leaving the client’s limited in house team to concentrate on other projects. The simplicity of the project brief together with limited in house resources lent itself to the design and build route. With a client more familiar with traditional build, in brick and block and tiled roofs the decision to harness the skills of companies specialising in industrial steel framed buildings proved another example of efficient outsourcing.

Through value management exercises we were able to reduce costs by £90k amending the site layout so surface water storage facilities could be accommodated in soft landscaped areas avoiding hard-standing areas which would have required costly fill material. Attention to architect’s details allowed substitution of proposed painted brickwork with render reducing potential maintenance problems, substitution of vousoir brick details with soldier courses reduced costs by £90 per window and eliminated the need for bespoke materials. Reducing the proposed chimney heights reduced costs and provided improved safety for the construction process. These examples are typical of the experienced eye we can cast over designs to make proposed savings.
